Two long-standing downtown Syracuse buildings have a new story to tell. Salt City Flats, located at 420 & 430 E. Genesee Street, is now complete, and The Hayner Hoyt Corporation is proud to have led construction on the project from start to finish. What was once an underused pair of downtown buildings has been transformed into a modern apartment community, right in the heart of the city.
From Former Boys Club to Downtown Apartments
The Salt City Flats site is made up of two buildings, also known locally as 420/430 Park Plaza, each with its own distinct history. The 420 building is a two-story structure, formerly known as the Utica Mutual Building, while 430 is a five-story building that formerly served as home to the Syracuse Boys Club. Together, the two buildings sit directly across from Firefighters Park, in one of downtown Syracuse’s most walkable pockets, steps from local businesses, restaurants, and coffee shops, with the Syracuse Connective Corridor’s pedestrian and bike greenway running right along the front of the property.
Turning that combination of former office and recreational space into modern housing took months of work. Our carpentry crew spent time installing custom millwork and finishes throughout all 36 apartment units at 430 E. Genesee Street alone, work that was central to bringing the building’s interior to life ahead of its opening.
Part of Downtown Syracuse’s Continued Comeback
Salt City Flats joins a wave of downtown Syracuse redevelopment projects turning underused historic buildings into new housing options for the city, part of the same momentum reshaping this stretch of East Genesee Street and the surrounding downtown corridor. For Hayner Hoyt, projects like this one are a reminder of what’s possible when a construction team is given the chance to reimagine a building rather than start from scratch, taking two structures that once served very different purposes and giving them a new, shared future.
Now Leasing in Downtown Syracuse
